Introduction
The
"Trees of Wheaton" is located in Wheaton, IL, on the south side of
Roosevelt Road at the intersection of Westhaven Drive. The community consists of
62 buildings situated on approximately 17-18 acres of land, with a swimming
pool, bathhouse, and scenic pond at the center of the property. Each building
consists of four units with a single-car garage for each unit. The community is
incorporated as a condominium and is governed by an elected Board of Directors,
in accordance with the Illinois Condominium Act, the Declaration and Bylaws, and
the Trees of Wheaton Rules and Regulations. Pool
The
Trees of Wheaton has a heated, L-shaped, outdoor pool located in the center of
the community for the use of all residents.
The depth ranges from three to five feet, so small children must be
accompanied by an adult, and no diving is permitted. The pool is normally open from Memorial Day to Labor Day and
is staffed with a lifeguard during all pool hours. Residents of the Trees of
Wheaton are issued keys that permit entrance to the pool through a bathhouse
containing restroom facilities and showers. The Trees of Wheaton complies with
and enforces all state and local government regulations for health and pool
safety, which are included in the "Pool Rules and Regulations." Utilities and Insurance
Gas - NiCor Gas (1-888-642-6748) provides gas service to the Trees of Wheaton. Homes typically have gas-run furnaces, hot water heaters, stoves, and clothes dryers, although some units may have electric dryers. Under deregulation changes being implemented in the gas supply industry, residents have periodically been given the option of choosing another supplier for the purchase of gas, but NiCor remains the carrier that serves the community with gas delivery and handles billing. Each owner/resident is responsible for paying the individual gas bill for their unit. Electricity
- ComEd (1-800-334-7661) provides electricity to the Trees of Wheaton. Each
home has electric central air conditioning provided by its own air conditioner.
Individual electric bills are the responsibility of each unit owner/resident. Telephone
- Local telephone service and billing is provided by AT&T.
To establish or alter service, call AT&T at 1-800-288-2020.
Owners/residents may choose and pay for any telephone service options
they desire. Long distance service
may also be chosen by owners/residents as preferred. Water
- Water is provided by the town of Wheaton and is piped from Lake Michigan. Each
building has one water meter, and the Trees of Wheaton Property Manager is
provided with a water bill for the entire complex. Water costs are included in
the monthly association assessment fee. Trash
Service - Trash pick-up is provided by Molenhouse on a weekly basis. Each
unit is provided with a blue recycling container for disposing of certain
recyclable papers, aluminum and tin cans, glass bottles and jars, and Nos. 1 and
2 recyclable plastics. Other trash should be placed in heavy-duty plastic trash
bags and securely sealed. Each building has a designated spot near its common
driveway area where trash may be placed after 5:00 PM on Tuesday evenings for
trash pick-up on Wednesday mornings. The cost of weekly trash removal service is
included in the monthly association assessment fee. For any items they do not
take, contact Molenhouse at 630-790-9900, and they will authorize the driver to
pick up the item. The charge will be added to the assessment to be paid by the owner/resident.

Television Service - Lines for cable television service have been laid
underground throughout the entire Trees of Wheaton property. Comcast is the cable television provider for the City of Wheaton.
Service to individual units can be established or altered by contacting
Comcast at 1-866-594-1234. Additional cable information may be obtained at the
City of Wheaton
Media Communications website.
The cable department oversees Comcast and five cable channels:
City of Wheaton Channel (CWC-61-government access), Wheaton Community Cable
Television (WCTV-17-public access), Channel 18 I-Net Interactive Channel, and
the educational access channels of two local colleges: Wheaton College (WETN-72)
and College of DuPage (WDCB-73). Also, please note that satellite dishes and
exterior antennas are prohibited in the Trees of Wheaton. Insurance
- Insurance for the common elements (pool, bathhouse, etc.) and building
structures (outer frame/walls of each building to the drywall) of the Trees of
Wheaton is provided by Allstate Insurance Company. The Trees agent is Kathy Valek, 1-773-233-8866 (fax
1-773-238-5530). She can provide
a "Certificate of Insurance" for mortgage or refinancing needs. This
Association insurance does NOT cover the interior and contents of individual
units. It is necessary for each
unit owner/resident to obtain their own insurance policy to cover everything
within their unit, including major appliances, carpeting, cabinets, and window
coverings, as well as personal belongings. An "H0-6" insurance policy
is designed and recommended for condominiums.
Individual owners/residents should also carry personal liability coverage
on their own policy. A non-resident
owner should purchase a policy to cover their own improvements to the unit,
while renters should obtain a renter's policy to cover their own personal
belongings. Car insurance, of course, is the individual responsibility of the
car owner.
